The villa is situated a short walk from the centre of the village of Praia do Carvoeiro. This delightful fishing village nestling around a beautiful bay with its golden sandy beach, enjoyed a popularity boom in the 1980s which has not stopped. Unlike some other resorts, Carvoeiro has retained its unique “village atmosphere” and is returned to year after year by captivated holiday makers. With a large, predominantly British, foreign population, the village has grown to offer a wide choice of restaurants, shops, bars and other amenities whilst still retaining its Portuguese charm. The beautiful beaches of Centianes, Paraiso and Alfanzina are all only a short distance away.
Set on a square plot of 1,720 square metres in a quiet urban road of equally spacious homes, the villa provides ample accommodation and all expected amenities for a property of its nature. The external area at the front of the villa is largely made up of traditional “calçada” - granite cobbles – with raised flowerbeds. There are two open sided car ports and a large garage with up and over door. The rear of the villa comprises a large salt water lapping swimming pool with water slide and sun terraces with delightful barbecue area and “al fresco” dining table seating more than a dozen.
The villa was originally built in 1974 and was completely renovated in 2002 with new electrics, plumbing and bathroom suites. The old tiled roof was replaced to northern European standards with top quality materials in 2004. The swimming pool was completely renovated in 2005. The house is completely double-glazed and there is a burglar alarm installed.
Reached by the double front doors the outer hall is paved with shaded clay coloured ceramic tiles which are used throughout the ground floor of the house. Two delightfully decorated tiled hall seats to either side and an arch lead you into the inner hall with doors off to the left and right and in front of you. The entrance hall measures 3.9 X 3.5 square metres.
To the left of the hall are varnished wooden double doors leading to the guest suite consisting of entrance vestibule, bedroom and ensuite shower room and toilet. The bedroom has wooden wainscoating to the walls, large fitted wardrobes with cupboards above, separate large storage cupboard. Satellite television, central heating and air conditioning complete the facilities. The ensuite shower room is tastefully tiled and consists of shower, basin and w.c. with central heating radiator and mirror fronted cupboard. The bedroom measures 3.4 X 3 square metres.
To the right of the hall are again varnished wooden doors leading to bedroom 5. This bedroom has fitted wardrobes with cupboards above, satellite television, central heating and air conditioning. This bedroom is 3.5 X 3.3 square metres. Outside the bedroom in the corridor is a large airing cupboard.
Bedroom 6 is a small double room with satellite television, central heating and air conditioning. It consists of 3.0 X 2.4 square metres.
Between bedrooms 5 and 6 is a bathroom consisting of bath/shower, bidet, basin and w.c. including central heating and mirrored cabinet. The bathroom measures 3.2 X 1.5 square metres.
Stairs from outside bedroom 6 lead up to a self contained apartment or “granny flat” consisting of bedroom (3.3 X 4.0 square metres), living room (4.0 X 3.7 square metres), bathroom (2.6 X 1.7 square metres) and kitchen (2.7 X 1.7 square metres). The bedroom, with built-in wardrobe, full length mirror and air conditioning, and living room are centrally heated with the living room having, in addition, a coal effect gas fire fitted. The living room has French doors on to a balcony with view to the pool area. Again this has satellite television independent to the main house. The bathroom consists of bath/shower, basin set in vanity unit with lighted mirror above, bidet and w.c., with fan heater and centrally heated towel rail. Hot water is supplied by a separate solar water system installed in 2005. The kitchen comprises a double sink unit, refrigerator, gas cooker, extractor and fitted units.
From the inner hall double wood doors lead into the large living room with dining area all centrally heated. In front is a classic Portuguese stone fireplace with gas log-effect wood-burner type fire. The living room measures 7.6 X 6.0 square metres with the dining area measuring 4.0 X 6.6 square metres.
To the right are double glazed doors on to a covered terrace (5.7 X 1.8 square metres) and steps down leading to the swimming pool area. To the left is the dining area again withglazed doors leading to the secluded rear garden.
From the dining room a door leads to a study/computer room with built in desk with drawers, underfloor safe and shelving. (2.8 X 2.3 square metres).
Double wooden half glazed doors from the dining area lead to the kitchen. This is a very large “country style” kitchen and in two distinct parts. The “outer” kitchen, measuring 5.2 X 2.7 square metres, houses a GEC American style fridge/freezer, Leisure Rangemaster double oven gas cooker and extraction hood. There are extensive work units with black granite work surface and wooden door and drawer fronts. In addition there is a wooden shelving and a glass fronted wooden crockery storage cupboard. Built in wine storage rack for 50 bottles.
The “inner” kitchen measuring 3.9 X 2.4 square metres, has a breakfast area with fixed pine banquette seating around a square pine table, extensive work units with black granite tops and wooden door and drawer fronts, Franke sink and drainer, Siemens dishwasher, satellite television.
In the outer kitchen is a door leading to a walk-in pantry (1.9 X 1.4 square metres) with fitted shelves for dry goods.
A glazed door from the outer kitchen leads you to a large utility area housing a washing machine and tumble dryer, gas central heating boiler and a large 2 metre bottle cooler for wine, beer and soft drinks.
From the utility area two doors give way to fully enclosed paved “calcada” areas used for clothes drying and leading into the gardens on one side and to the front of the house on the other.
This bedroom with vestibule and ensuite bathroom is reached from a door in the living room. The bedroom is 4.5 X 3.6 square metres and has windows overlooking the garden one side and the pool area the other. It has a full length mirror, central heating, air conditioning and satellite television. The bathroom (2.6 X 1.6 square metres) consists of a bath/shower, bidet, hand basin and w.c. It has a central heating radiator.
An open plan wooden spiral staircase leads from the living room to the first floor where there is the large 6.0 X 3.7 square metre carpeted master bedroom. Off the bedroom is the bathroom (4.4 X 2.3 square metres) with large shower cubicle, whirlpool bath, two hand basins set in a wooden storage unit, bidet and w.c. There is also a walk-in wardrobe off the bedroom measuring 4.4 X 1.3 square metres with rail and built in wooden shelving with full length mirror. The bedroom and bathroom are both centrally heated with the bedroom enjoying air conditioning and satellite television. Windows give views over the village to the Atlantic ocean.
From the living room double glazed doors lead to a covered terrace overlooking the garden and pool area. Steps down to the lower pool level also give access to the garage and a tool shed. The large oval or kidney shaped salt water swimming pool measuring 10 X 7.4 square metres was retiled and remodeled in 2005 and a slide installed. There is a pump room and outside shower. Close to the pool is the covered barbecue area with large tiled table measuring 3.8 X 1.0 square metres for al fresco dining during the summer months. An arched doorway leads to the rear secluded garden. There is also a shower room (2.5 X 1.8 square metres) with wc and handbasin.
At the side of the swimming pool is a self contained room (3.9 X 6.0 square metres) with full size pool table (2.5 X 1.4 square metres) There is also a bar to provide support in the summer to the owners and their guests. The bar is equipped with a 1 metre bottle cooler. Satellite television is installed. Double doors lead to a covered terrace overlooking the pool measuring 6.1 X 1.8 square metres.
